Documents for the Buyer

Copy of ID/Passport.

Tax ID and Tax Office.

Residential address.

Occupation.

Proof of payment of Property Transfer Tax (PTT), paid after the notary's declaration to the competent Tax Office.

For exemption from PTT (e.g. 1st residence): Additional Family Status Certificate, E1, E9 of the last few years.

 Documents for the Seller (Collected by the Notary)

Electronic Building Identity (EBI) or certificate of completeness from an engineer.

Certificate from an engineer for the absence of irregularities (Law 4495/2017).

Tax awareness (electronically from Taxisnet).

Insurance update (only if the seller has a commercial business).

Certificate of non-debt of Real Estate Tax (TAP) from the Municipality.

Property titles and transfer certificate.

Extract of Cadastral Diagram & Sheet (if the property is in the Cadastre).

Energy Performance Certificate (PEA).

Copy of Building Permit and validated plans.

Topographic Diagram (especially for plots).
